When to Seal a New Asphalt Driveway

Why it is Important to Wait before Sealing a New Asphalt Driveway

By: Mark J. Donovan

You never want to immediately seal a new asphalt driveway. It is important to allow time for a new asphalt driveway to fully cure prior to sealing it. You should allow a minimum of three months before sealing a new asphalt driveway, assuming the weather conditions are optimum, warm day and evening temperatures. If weather conditions are not optimum you should wait even longer. Waiting 6 to 9 months to seal your asphalt driveway is not uncommon if you live in the northeast and install your asphalt driveway in the fall.

Sealing an asphalt driveway plays an important role in protecting the asphalt from damage due to oil drips from automobiles, and thus it is understandable why folks want to quickly seal the driveway. This said, it is important to not jump the gun and seal the new driveway too soon. By not allowing sufficient time for the hydrocarbon oils in the new asphalt driveway to evaporate fully prior to sealing the driveway, your driveway will never harden up properly. As a result it will always be sensitive to scuff marks from automobile tires.

Use a coal tar driveway sealer for best results when sealing an asphalt driveway. Prior to sealing an asphalt driveway make sure all cracks and holes have been filled first. Use a filler kit specifically meant for filling asphalt driveway cracks and holes. Apply the coal tar sealer on a warm day and make sure it is well mixed. For best application results, use a squeegee to spread the driveway sealer over the asphalt. Make sure to not apply the driveway sealer too thick. Applying it too thick could result in pealing down the road.
